THIS TEXAS BUILDER’S PLAN WILL CHANGE THE CHARACTER OF DANA POINT FOREVER.

 

MAKE NO MISTAKE. ONCE A VARIANCE IS GRANTED, OTHERS WILL FOLLOW.


OVER DEVELOPED CONDO  DISTRICT

         Plan builds 111 condo units on just              2.19 acres

•         Town Center is 75 acres total

•         DO THE MATH - condos on just1/2 of Town Center means over 2000 condos!

 

BUILDING HEIGHT LIMITS GONE

•         Currently buildings cannot be higher than 40 feet AND cannot be more than 3                 stories

•         Elevator towers soar 50 1/2 feet high - that’s a five story building

•         Multiple 4 story buildings

•         Rooftop decks with 42" railings to be built on top of the oversized buildings

 

PERPETUAL PARKING NIGHTMARES

•         Employees will park on our streets

•         Parking spaces in plan woefully inadequate

•         Lack of parking will cost city $1,575,000

•         Builder allowed to substitute bicycle parking for automobile parking

 

LAGUNA BEACH TYPE TRAFFIC 365 DAYS A YEAR

•         Higher density means more traffic

•         No place for delivery trucks and garbage trucks except on our streets

 

NO LEGAL JUSTIFICATION FOR THE VARIANCES.

 

DEMAND THAT FLAG STAKING BE PUT UP FOR AT LEAST A WEEK
